Feasibility framing
Indicative yield, end product mix and margin assumptions prepared so a developer can assess the site quickly and credibly.

Selling Services
Backed by economics and finance degrees, we position a site so developers can run their numbers in an afternoon rather than a fortnight.
Development Site Sales
Developers do not buy stories, they buy numbers. A site that is presented without a feasibility position, a yield indication or an honest read of the planning risk sits on the market while every buyer does the work themselves and discounts for the uncertainty.
We break the site down the way the buyer will: end product, likely yield, construction assumptions, margin and the risks that could move any of them. Local knowledge then positions it against what has actually been approved and sold nearby, so the developers who inspect are serious ones.

Our approach
Indicative yield, end product mix and margin assumptions prepared so a developer can assess the site quickly and credibly.
An honest position on overlays, heritage, neighbourhood character and what has actually been approved on comparable streets.
Local builders, boutique developers and land bankers we already deal with, plus the wider Ray White network across Melbourne.
Auction, expression of interest or a quiet off market approach, chosen for the site rather than for our calendar.
Developers do not buy a story. Give them the numbers, the risks and the comparable approvals, and they will move quickly.
Questions
On a rate per square metre of land and a rate per achievable dwelling, cross-checked against a residual land value derived from a feasibility. We then test both against recent approvals and sales nearby before recommending a price strategy.
It depends on the depth of the buyer pool. Sites with broad appeal and clear planning benefit from the competition of an auction. Complex or larger sites usually suit expressions of interest, where terms and due diligence periods matter as much as price.
Not always. A permit adds certainty and often value, but it also takes time and money, and can narrow the site to one product type. We will give you a direct view on whether a permit is worth pursuing in your case.
Where a combined site is materially more valuable, yes, discreetly and with your instruction. Amalgamations are one of the clearest ways to lift the price per square metre.
Through relationships we already hold, the Ray White network across Melbourne, and targeted direct approach. Portal advertising is part of the campaign, not the whole of it — see our marketing approach.
Longer settlements, and sometimes a due diligence or permit condition. We negotiate those terms with the same attention as price, because a long unconditional settlement is often worth more than a slightly higher conditional offer.
Yes. Our home ground is the inner east, but development site buyers are city-wide and we regularly transact beyond those municipalities.
That is the best time to talk. An early conversation about feasibility and timing often changes what a site is worth. Contact us for a confidential discussion.
Contact
Every campaign starts with a conversation about what matters to you. Call Adam directly on 0455 096 229, email enquiries@isellhomes.com.au, or send the form and we will respond the same day.
Tell us about your property and we will come back to you with a considered view of the market, not a number designed to win a listing.
A confidential conversation costs nothing and usually changes what you thought your options were.
