How do you value a development site?

On a rate per square metre of land and a rate per achievable dwelling, cross-checked against a residual land value derived from a feasibility. We then test both against recent approvals and sales nearby before recommending a price strategy.

Should a development site go to auction or expressions of interest?

It depends on the depth of the buyer pool. Sites with broad appeal and clear planning benefit from the competition of an auction. Complex or larger sites usually suit expressions of interest, where terms and due diligence periods matter as much as price.

Do I need a permit before selling?

Not always. A permit adds certainty and often value, but it also takes time and money, and can narrow the site to one product type. We will give you a direct view on whether a permit is worth pursuing in your case.

Will you speak to my neighbours about an amalgamation?

Where a combined site is materially more valuable, yes, discreetly and with your instruction. Amalgamations are one of the clearest ways to lift the price per square metre.

How do you find developer buyers?

What settlement terms do developers usually want?
