How We Sell Your Home

The battle is won before it is fought. We understand what matters to you first, then build a strategy where everything that follows is deliberate rather than reactive.

Sale strategy

Deliberate, not reactive

Every campaign starts the same way: understanding what matters to you. Price is rarely the only thing. Timing, privacy, settlement, a purchase on the other side, family circumstances — all of it shapes the strategy, and none of it is visible from a comparable sales report.

Once we understand that, the campaign is built backwards from the result you need. Preparation, photography, marketing, buyer management and the negotiation itself are all decided in advance, so nothing in the four weeks that follow is improvised.

The process

Nine parts of a Pavlou Brothers campaign

Sale strategy

We take the time to understand what matters to you, then build the strategy so everything that follows is deliberate, not reactive.

How we sell

Property preparation

Direct advice on what to do, what not to do and where to spend to maximise return rather than the invoice.

Learn more

Marketing execution

Layered across multiple channels to reach buyers locally, interstate and internationally, capturing the emotion, story or potential of the property.

See the approach

Buyer management

Every buyer is profiled and understood, not just managed. We uncover motivation, position and intent so we know how to move them.

Negotiation

Like a strong chess player, the advantage is not the next move, it is seeing the board ahead of time. Every negotiation is workshopped across the team.

Our process

Auction strategy

With Paul Tzamalis, REIV Senior Auctioneer of the Year, every auction is built before the day and nothing is left to chance.

Off market sales

Ray White AI buyer match, our internal database and the wider office network, worked discreetly and selectively.

Learn more

Development site sales

Feasibility, margins and risk broken down and positioned so developers can assess quickly and act.

Hybrid auctions

Interstate, international and absent buyers brought into the room in real time, verified and supported by our team.

Weekly reporting

We control the campaign day to day, keeping momentum and adjusting based on buyer feedback. Every week you receive enquiry numbers, inspection attendance, specific buyer commentary and what we are changing as a result.

Marketing execution

Beyond REA and Domain. Our campaigns are layered across multiple channels to reach buyers locally, interstate and internationally, capturing the emotion, story or potential of the property in a way that drives engagement and competition. On one campaign, our digital strategy generated six genuine buyer enquiries — more than Domain produced — at a fraction of the cost.

Negotiation

Like a strong chess player, the advantage is not the next move, it is seeing the board ahead of time. We workshop every negotiation across the team, mapping scenarios before they unfold, so we respond with clarity, control and timing.

The battle is won before it is fought.

Questions

Frequently asked questions

What is included in a Pavlou Brothers campaign?

Sale strategy, property preparation advice, professional photography and copy, a layered marketing campaign, weekly written reporting, buyer management, negotiation and, where relevant, auction strategy and auctioneering.

How is the marketing budget spent?

Across portals, digital and social advertising, signage, photography and print, plus partnership content where it suits the property. Every line is agreed with you in writing before the campaign begins, and we will explain what each element is expected to do.

How often will I hear from you?

Weekly written reporting as a minimum, covering enquiry volume, inspection numbers and specific buyer feedback, plus a direct line to Adam any day of the week.

What if the campaign is not working?

We change it. Because we control the campaign day to day and profile every buyer, we usually know in week two rather than week four, and we will bring you a considered adjustment rather than simply asking you to reduce the price.

Do you offer deferred payment of marketing costs?

Yes. Deferred marketing payment options are available through Ray White, so marketing can be settled at the end of the campaign. We will walk you through the terms before you commit.

How do you decide the price strategy?

From comparable sales at street level, the depth of the buyer pool for that property type, and live campaign feedback. The strategy is tested through the campaign rather than fixed in week one.

What happens after the property sells?

We stay involved through to settlement, coordinating with your conveyancer, managing the purchaser and arranging access for any pre-settlement inspection.

Can you sell my property without a public campaign?

Yes. Our off market sales process creates competition through the Ray White database and AI buyer matching, without a signboard or portal listing.
